Project Types We Fund: Renewable Energy and Commercial Property

Renewable Energy Project Funding

Klean Capital funds two broad classes of asset: renewable energy and resource-recovery projects, and commercial property. This page sets out the project types the desk will consider and the characteristics that make each one financeable, so sponsors can judge fit before preparing a submission.

Waste-to-energy and energy-from-waste

Municipal solid waste combustion, gasification, anaerobic digestion and biomethane facilities are core territory. These projects earn from two directions — gate fees for accepting waste and revenue from exported power, heat or gas — which is attractive to lenders provided the feedstock supply agreement is long enough and the counterparty is sound. Klean has operating knowledge of energy-from-waste in Germany, municipal trash gasification in Japan, biomethane production at Schuby and MSW energy in Italy.

Resource recovery and advanced recycling

Tire pyrolysis, recovered carbon black, plastic pyrolysis and pyrolysis oil plants are funded where offtake for the recovered product is contracted rather than assumed.

Wind and solar

Wind and solar generation is funded where the resource assessment is independently verified and revenue is underpinned by a power purchase agreement, contract for difference or a creditworthy corporate offtaker. Grid connection status, curtailment exposure and the long-term operations and maintenance arrangement are examined at screening, because each of them moves the debt sizing more than headline capacity does.

Commercial property

On the property side the desk concentrates on sale and leaseback of commercial buildings, where an owner-occupier converts a fixed asset into working capital while remaining in occupation under a long lease. Construction and development funding, investment-grade property acquisition and specialist sectors such as university accommodation are also arranged. Underwriting turns on covenant strength, unexpired lease term, location and alternative use value.

What we will not fund

Pre-feasibility concepts without engineering, unproven technology with no reference plant, projects lacking site control or planning consent, and ventures with no identified offtake are declined at screening. Saying so early saves the sponsor cost. Where a project is sound but incomplete, Klean Industries can close the gap through feasibility studies, energy and waste audits, and plant design and engineering before the funding process restarts.
